A rural property near Spokane can be a dream — room to breathe, big skies, no city noise. But acreage comes with infrastructure that city buyers never think about. Before you close, work through this checklist.

1. Verify the septic system

Ask for the as-built record and the most recent inspection. The Spokane Regional Health District keeps on-site sewage system records for many properties. Find out the system type (gravity, pressure, or an advanced treatment unit), its age, and when it was last pumped. A pre-purchase septic inspection is money very well spent.

2. Confirm the water source

If the home is on a private well, request the well log filed with the Washington Department of Ecology. Note the depth, the recorded flow rate (gallons per minute), and the age of the pump. Ask the seller for recent water-quality test results — or budget to test for bacteria, nitrates and arsenic yourself.

3. Understand water rights

Most domestic wells use Washington's permit exemption, but there are limits on irrigation and livestock use. If you plan to farm, keep horses, or irrigate more than a modest lawn and garden, confirm what your water right actually allows.

4. Walk the drainfield

Standing water, spongy ground, or bright-green strips of grass can signal a failing drainfield — one of the most expensive repairs a rural buyer can inherit. Note where it is and keep future construction, driveways and heavy vehicles off it.

5. Plan for access and site work

If you're building, factor in excavation and site prep: driveways, grading, and the setback distances the health district requires between wells, septic components and property lines.
